MAINTENANCE OF WATERPROOFING.

Every waterproofing system has a determined useful life and needs maintenance of waterproofing.

This time can last from 25 to 30 years, depending on some factors. At the end of this life cycle, adequate maintenance is necessary. This periodic maintenance can prevent the appearance of major problems.

On facades, eaves, roofs, pools, slabs, bathrooms, reservoirs, etc., there must be waterproofing. If during the construction of the project the waterproofing is well applied, some of the systems last an average of 5 to 7 years. Asphalt blankets tend to have greater durability, as they have a continuous thickness, controlled in manufacture. In simple systems, blankets last more than 10 years, and in double blanket systems this durability can rise to 20 years or more.

Taking the wave of preventive maintenance, we can improve the performance of waterproofing systems with some care.

Hang:

Always check that the areas to be waterproofed are with the correct slope towards the water drainage points (drains). If they are not, the water becomes puddled and over time this water tends to seep into the walls and grouts.

Interventions:

All interventions (antennas, air conditioning, pipes and ducts, etc., must be installed) must be carried out before waterproofing is applied. Holes for installation of these elements, cause damage to the waterproofing which can be very damaging to the structure, because the water that infiltrates, percolates inside the structure and the waterproofing becomes inefficient.

Gutters and roofs:

Gutters and roofs should be maintained and cleaned frequently, avoiding gutter clogging and consequent water accumulation. Damaged tiles must also be replaced.

Pools and reservoirs:

The pool grout must be replaced whenever it shows wear. Thus, water does not penetrate the structure. The grids must also be cleaned periodically.
